1975

The Beginning

Founded by Denny Barrett and Randy Stokely with an entreprenuerial approach to real estate management and investment.

1976

Landmark Apartments

Purchased through syndication, principles of Barrett & Stokely remain the General Partner of Landmark Apartments today.

1980

First Barrett & Stokely Owned Acquisition 

Shore Acres Apartments was the first wholly owned acquisition, and is still owned by the partnership with a successful Phase II development completed in 2024.

1991

Midwest Expansion
Acquired GP interest in 15 properties expanding our footprint outside of Indiana into Ohio, Kentucky, and Missouri.

1993

Transforming Downtown Living Indianapolis (Part 1)

Amidst a struggling downtown and at the height of the S&L crisis, B&S acquired Riley Towers Apartments from the FDIC, and successfully completed a major renovation and turnaround of 525 units across 2 high rises and 1 midrise building.

1998

1998-1999: Transforming Downtown Living Indianapolis (Part 2)

Opened up a new housing market adjacent to IUPUI with the acquisition, reposition and successful phase II development of Canal Square Apartments to establish a new standard of dowtown student living.

2004

Portfolio Upgrade

Throughout the late 90s and early 2000s, Barrett & Stokely used several strategies to sell older assets and purchase higher quality properties as evidenced by the 2004 acquisition of River Crossing Apartments.

2006

Downtown Carmel

After years of owning and managing Main Street on the Monon, Barrett & Stokely made a deliberate effort to grow its portfolio in Carmel, Indiana with the acquisition of Old Town on the Monon.  

2009

Launched 3rd Party Management Platform

As a result of increasing demand for local property management expertise, Barrett & Stokely Management was founded to focus directly on 3rd party clients.

2011

Cincinnati Expansion

Successful acquisition and reposition of One Lytle Place, a 26 story high rise located on the banks of the Ohio River in downtown Cincinnati.

2014

Historic Downtown Portfolio Reposition

Highly complex transaction consisting of 16 historic buildings in downtown Indianapolis. Barrett & Stokely executed a creative solution by combining Tax-Credit renovations on 10 buildings and completing significant renovations on 6 market-mate buildings.

2016

Launched Barrett & Stokely Development

By the mid 2010's Barrett & Stokely adopted a new development strategy focused on "select sites" and premium quality construction, intended for long-term investment. This initiative was spearheaded with the development, The Seasons of Carmel. 

2018

Led the Transformation of Midtown Carmel

Selected by the City of Carmel to lead the development of a new district called Midtown. Barrett & Stokely completed the initial phase in 2021 with the delivery of The Railyard consisting of 208 apartments and 15,000sf of retail alongside the Merchants Bank of Indiana HQ office building.

2020

Reimagined Downtown Ft. Wayne Riverfront

Barrett & Stokely spent several years working with the City of Fort Wayne to bring a transformational development to its dowtown riverfront. The Promenade at Riverfront is the cornerstone of downtown living in Fort Wayne.

2020

MMC Management Company of the Year

Recognized by the Indiana Apartment Association as the best management company in the State of Indiana.

2024

Transforming Downtown Lafayette

Broke ground on a best-in-class development along the downtown Lafayette, Indiana riverfront. Known as John Purdue Block, this unique property targets the growing demand for luxury living in Lafayette.
